We will contact the estate agent to investigate whether there is a closing date or other interest in the property and will ‘note interest’ on your behalf. We can also submit an offer on your behalf. Once your offer has been accepted we start to negotiate the ‘missives’ with the seller’s solicitor. This is where the details of the contract terms are negotiated. We work hard to ensure the terms negotiated are suited to our clients. We then make a series of checks on title deeds, coal reports, building and planning warrants and other relevant documents. We then register the title in your name and pay any Land Buildings Transaction Tax applicable. We will keep you updated every step of the way, and understand that time is of the essence in house purchases, and will ensure we meet timescales required to ensure you make the purchase you want. It is also important to have a valid Will in place when you buy a property; we can provide this service along with your house purchase to give you peace of mind that every detail is taken care of.
